Check-in Instructions

Welcome to the Jersey Shore and thank you for using the services of Schlosser Real Estate, Inc.!! A few things to help make your vacation a pleasant one, are as follows:

  1. CHECK-IN TIME is 3PM & CHECK-OUT TIME is 10AM on Saturdays unless otherwise stated on your lease.
  2. PICK UP KEYS. At 3PM on Saturday, you may pick up the keys at our office at 600 Grand Central Avenue, Lavallette. (Corner of Rt 35 N. and President Avenue). We do not give out keys any earlier, so please do not call or try to pick them up before that time. Between 10am and 3pm is the owner’s time to check the home and do what is needed between check-ins. If you have a different check-in day than Saturday, then you may pick up the keys at 3pm of your check-in day.
  3. VERY IMPORTANT! Upon entering your rental, it is important to immediately do a walk-through of the home to make sure that there are no issues or else you could be held liable. If you notice an issue or something that is broken or not working, please call our office immediately so that we can send someone over. NOTE: If an electrical appliance, lamp, air conditioner, etc. fails to work, please check the circuit breaker box BEFORE calling us.
  4. REFRIGERATOR. When checking in on Saturday, a newly packed refrigerator may take quite a while to cool, especially if it’s overloaded. Do not turn the thermostat up to a higher temperature. The coils can freeze, and the refrigerator could be damaged and not work at all. Instead, please keep the door closed, be patient and wait for it to cool. If after a reasonable amount of time, the refrigerator is still not cooling, then please call our office.
  5. PUT OUT GARBAGE. Garbage is an ongoing problem with no Saturday collection. Please don’t miss any. It is important that you put out the garbage on scheduled days and follow instructions below upon check-out because you agreed to this in the addendum of your lease. Here is the language in the addendum you signed.“If you have made no attempt to put your garbage & recycling out for pick-up during your stay which results in no space for the next tenant to store their garbage and/or recycling prior to the following pick-up, there will be a $100 fee paid to a garbage removal service. Lavallette tenants have the option to bring all garbage & recycling to the DPW at 120 Washington Avenue.”a. Option 1: Leave Garbage bagged and in the garbage can, and Recyclables unbagged and in the recycling can provided and the next tenant will put it on the curb after 9:00 pm on the evening before the next scheduled pickup. Accordingly, this means that you are expected to put out the previous tenant’s garbage too.b. Option 2: Each weekend throughout the summer, the Borough of Lavallette will have a garbage truck parked at the recycling center, located at Washington and Baltimore Avenues from 7:00 am to 2:30 pm. (Washington Avenue is the traffic light at the Ben Franklin Store going northbound on Route 35, or the light at Lavallette Elementary School going southbound.) The truck will be located on the Baltimore Avenue side and will be available for any Lavallette resident or tenant to drop off bags of garbage. You will need to show them a copy of your lease, so make sure you print it or have it accessible in your phone. They are hoping that this alleviates problems for tenants leaving on Saturdays or owners not wanting to leave garbage on Sundays.
  6. Garbage/Recycling Schedules:
    Lavallette – East Zone (East of Route 35 South; Dover Avenue to Bryn Mawr Avenue, Including Sterling Avenue.) Both Garbage & Recycling are put out MON & THU.West Zone (West of Route 35 South; Trenton Avenue to Bryn Mawr Avenue, Including Bay Beach Way and West Point Island.) Both Garbage & Recycling are put out TUE & FRI.Toms River Twp. (Includes Ortley Beach, Ocean Beaches, Chadwick Beach, Silver Beach, Normandy Beach, Sunset Manor, Monterey Beach) – Garbage Pickup MON & THU. Recycling pickup FRI.NOTE: Shoulder season tenants (If you check-in any time before or after July or August), please check with your agent or our office for the correct trash pickup days as it may be modified during those dates.
  7. GAS BBQ GRILLS: You are expected to clean the BBQ grills after use. If the gas in your portable gas grill is empty, you can have it refilled at Lavallette Hardware (Grand Central & Virginia Avenue) or at the Sunoco Station (Grand Central & Princeton Avenues). Please bring in the receipt to our office and we will mail you a reimbursement check from the owner.
  8. Wi-Fi. Most of our rentals include high speed internet and Wi-Fi. The Wi-Fi network and password will normally be posted on your check-in package, somewhere in the home, on the refrigerator or under the modem. There is also public Wi-Fi available in many shops or restaurants including Dunkin Donuts and in our office at Schlosser Real Estate.
  9. MAX OCCUPANCY. You are permitted to have guests to the home during the day but the number of people who can stay over is limited to the maximum occupancy. This # is listed on your lease page #2. On your lease you agreed that “The party signing the lease attests they will be the party occupying the premises for the entire lease term.” This means that you will not sub lease or allow other parties or family members to solely occupy the premises without you staying there and this includes children or teenagers left unattended.
  10. BEACH BADGES. If your rental includes beach badges, it is your responsibility to leave the beach badges where you found them in the home upon check-out. Otherwise, you will be responsible for paying to replace them. If you need to purchase beach badges, they can be purchased for daily, weekly or seasonal badges. Those staying in Lavallette can purchase them at the little league concession stand again, located at the corner of Jersey City Ave and Baltimore Ave (Next to the Upper Shores Library).   11. LINENS. Most rentals do not include linens. If your rental DOES NOT include linens, you must make arrangements to bring linens for your stay. You will need to bring sheets, pillowcases and towels. Check your lease page #2 for the bed sizes so that you know the sizes to bring. Please also check your lease to see if mattress pads, blankets or pillows are included as well as any other amenities, so you are prepared for what you may or may not need to bring.   12. CHECK-OUT INSTRUCTIONS. Check-out is 10am on Saturday. (unless your rental has a different day or check-out time). It is important to walk through the home before leaving to make sure that you have not left anything behind. You may drop off the keys at our office immediately after leaving the home. If it is keyless access, lock the door using the keypad and drop the reup form in our door slot, if you are requesting to reup for next year . If we are not open, please drop them through the front door slot on the door. If you are also leaving your re-up pink slip for next year, then put the keys and the slip inside your manilla welcome packet and drop them through the door slot.If your rental INCLUDES CLEANING, this is what you are expected to do upon checking out:Tenant shall leave premises in a clean & neat condition, reasonable wear & tear excepted & shall remove all food, garbage & recyclables from unit which includes putting out garbage/recyclables to curb on scheduled pickup days and to put any garbage in bags outside in garbage cans on check-out day or take garbage with you and drop off at the town recycling center. Tenant shall clean BBQ grills after use. You do not have to hire a professional cleaner if your rental includes cleaning.If your rental DOES NOT INCLUDE CLEANING, the house must be left clean. Tenant shall leave premises in a clean & neat condition, reasonable wear & tear excepted & shall remove all food, garbage & recyclables from unit which includes putting out garbage/recyclables to curb on scheduled pickup days and to put any garbage in bags outside in garbage cans on check-out day or take garbage with you and drop off at the town recycling center. Tenant shall clean BBQ grills after use. Tenant must clean themselves or hire a cleaner. If hiring a cleaner, it is important to make arrangements at your earliest convenience. It is not good to wait, as you may have a hard time finding an available cleaner if you wait too long. We will provide you a list of “Insured” cleaners in your welcome packet and you can also view them on our site here: https://schlosserrealestate.com/list-of-cleaners/. Cleaners must be done by 10am on check-out day, so make sure to give them ample time to access the home to clean.
  13. SECURITY DEPOSIT. It is a common misconception that your lease is between yourself and Schlosser Real Estate. Your lease is between you and the landlord. While we are happy to assist you in any way we can, we are not the party responsible for security returns (if you paid one) – the landlord is. It has been our experience that the standards and criteria for returning or withholding security deposits vary greatly from landlord to landlord. To be certain all of your security is returned, report any broken items or unacceptable conditions to us UPON POSSESSION.
  14. RE-BOOK FOR NEXT YEAR. If you wish to reserve the same rental unit for the same corresponding dates, for the following year, you have the first option on those dates (subject to confirmation by the landlord). You have limited time to reserve your weeks for next year, so make sure to do this ASAP after checking out. Otherwise, at a certain date it is considered an available date for anyone to reserve. Please don’t count on us to remember that you normally re-rent. Circumstances can change, so you must let us know you wish to re-book.Follow these steps to re-book.Option 1: Use the QR code on your pink sheet in your welcome packet to request to re-book online. You can also visit http://schlosserreups.com.Option 2: You can also fill out the Pink form by hand and drop it off to our office when dropping off the keys. Or mail it to our office at 600 Grand Central Ave Lavallette NJ 08735.

    All requests to reserve are tentative reservations subject to the Landlord’s availability. A $500 deposit is due within 7 days or your re-book request will be cancelled. You can drop it off to our office or mail it. We only accept cash, check or money order for deposits. Although credit cards can be used to pay your balances, they are not accepted for deposits due to a system limitation.
